Property information

Reconciliation period

The fiscal year and period these expenses cover — shown on the summary and tenant letters.

Adjustment calculators

Build a reusable adjustment — like an occupancy gross-up or a management fee target — then apply it to any expense line below. Or skip this and just type a number directly into a line's Adjustment field.

Expense pools

Group expenses into one or more pools. Different tenants can be assigned to different pools.

Tenants

Add each tenant, assign their expense pool, and enter their pro-rata share and amount already charged for each category.

Set up your expense pools in Step 2 first — imported tenants are matched to a pool by name. Pro-rata share, base year, and total charged apply to that tenant's first expense category — leave pro-rata blank for tenants set to Auto.

Calculation summary

Total owed and amount due (or credit) per tenant, across all categories.

Expense detail report

A full record of every expense, adjustment, and note across all pools — for your own files, not shown to tenants.

PDF letter wording

This closing message appears at the bottom of each tenant's letter. A different default is suggested depending on whether that tenant owes money or has a credit — edit either before generating the PDF.

Export

Export, save, and load are included with full access. Save downloads a small file to your own computer with everything you've entered — nothing is stored on our servers.
